House Painters in Broomall, PA
Broomall, in Marple Township, is a different animal from the older Delaware County boroughs closer to the city. Most of it went up in the 1950s and 1960s: ranches, split levels, and colonials on real lots, with driveways, garages, and back yards.
That changes what the work looks like. More exterior surface, more decks, more garages, and kitchens large enough that cabinet refinishing is a serious option.
Ranches and splits are wide, not tall
A Broomall exterior is usually one or two stories spread across a wide footprint rather than stacked. That is easier and safer to work than a three story rowhome, but there is more of it.
These houses typically mix materials: brick or stone on the lower front, siding above and on the sides, wood trim and shutters, and an attached garage. Each of those wants a different product, and the transitions between them are where caulk fails and water gets in.
Mid-century kitchens are worth refinishing
Kitchens in these houses are frequently original or from an eighties remodel, and the cabinet boxes are often solid wood or real plywood, meaning they are better built than a lot of what would replace them.
That makes Broomall one of our better markets for cabinet painting and wood finishing. A full refinish is a fraction of a replacement, takes about a week, and keeps the kitchen usable while it happens. Ed will tell you honestly if your doors are a poor candidate, which is usually thermofoil or swollen particle board.
Decks, and why they fail first
Almost every house here has a deck or a patio, and decks take more abuse than anything else on the property. Full sun, rain, snow load, and freeze-thaw all in the same twelve months.
The mistake is recoating over a failing finish. A new coat over a peeling one peels off with it. Deck work starts with stripping or sanding the old finish off, resetting fasteners, replacing soft boards, and brightening the wood, then applying a product matched to how much sun that deck actually gets.
Attached garages and epoxy floors
An attached garage with a concrete slab is a candidate for a flake epoxy floor, and this is a service Ed specifically likes doing.
Done properly it is a system, not a paint. The slab gets mechanically ground so the coating keys into the concrete, oil contamination comes out, cracks get filled, then a base coat, broadcast flake, and a clear topcoat. Done as a rolled-on kit from the hardware store it lifts off with the first hot tire in July. Details on the commercial and specialty coatings page.
Interiors with more wall than the boroughs
Open floor plans, larger rooms, and cathedral or vaulted ceilings in some of the later builds mean more square footage and more ladder work than an older twin.
The walls are typically drywall rather than plaster, which is a simpler repair, but the ceilings are frequently textured, and popcorn ceiling removal is a common request in this market. That is a restoration job rather than a scraping job, because what is under the texture is usually unfinished drywall.
