A great deal of the housing here is vinyl sided, and vinyl can be painted, with two firm conditions.

It has to be a product rated for vinyl, and the color cannot be darker than the original. A darker panel absorbs more heat, and vinyl expands when it heats. Go too dark and the panels warp, buckle, or pull at the fasteners, and no amount of good workmanship prevents it.

That comes down to keeping a wet edge and working each wall as one continuous sequence rather than in patches. Two story foyers need proper staging, priced into the estimate up front rather than raised on day two.

The walls are drywall, so the repairs are ordinary. Nail pops, corner bead damage, and settlement cracking at the openings.

Kitchens in this housing are large with long cabinet runs, frequently solid oak or maple from the original build, and those refinish extremely well for a fraction of a replacement.

Attached garages with concrete slabs are candidates for flake epoxy flooring, done as a real system: the slab mechanically ground so the coating keys into the concrete, contamination removed, cracks filled, base coat, broadcast flake, clear topcoat. Not a rolled-on kit, which lifts with the first hot tire of the summer.
